Pool Update
Dear Neighbors - 
 
We are pleased to inform you that the permit for the pool has been approved. However, before we can reopen the pool, we are now waiting for the final clearance from the Health Department.
 
In addition, we would like to inform you that we will be moving forward with the pool fence project.  We anticipate that the pool would need to be closed again when the work is being done, the process has not yet started but it will begin soon.  
 
In the meantime, we would like to request your help. As a large community, it’s important that we gather as much feedback as possible about any items or situations or issues that you are experiencing within our community.
 
Please send anything you feel are important or areas that may need attention to management, by e-mailing them and bringing anything to their attention. 
 
 Your input will help ensure that we are addressing key concerns to maintain the well-being of our community.

Nos complace informarles que el permiso para la piscina ha sido aprobado.  Sin embargo, antes de poder reabrirla, estamos a la espera de la autorazacion final por parte del Departamento de Salud.
 
Ademas, queremos informarles que avanzaremos con el proyecto de la cerca de la piscina.  Prevemos que la piscina tendra que cerrarse nuevamente cuando se realicen los trabajos, pero estan trabajando en el proceso que aun no ha comenzado, aunque pronto daran el inicio. 
 
Mientras tanto, nos gustaria pedir su colaboracion.  Como somos una comunidad grande, es importante comunicar cualquier problema o situacion a la administracion.

Pool Closure Update
Dear Neighbors-

I wanted to provide an update on the progress regarding our pool. The electrician has located the grounding system, made the necessary inspections, and patched up the areas where holes were made.

The next step is to resubmit the letter on his behalf to the county, and we are hopeful that we will receive the permit to open the pool soon.

Thank you for your patience, and we will keep you posted on any further updates.

Quería brindarles una actualización sobre el progreso con respecto a nuestra piscina. El electricista localizó el sistema de puesta a tierra, realizó las inspecciones necesarias y reparó las áreas donde se hicieron los huecos.

El siguiente paso es volver a enviar la carta en su nombre al condado y tenemos la esperanza de recibir pronto el permiso para abrir la piscina.

Pool Closure Update
As you know, the annual inspection was conducted by the county, all violations were addressed and completed, with the exception of this item that was pending back from 2022 when the resurfacing was done, as this was one of the items that the county needed for an electrician to inspect/confirm.  
 
The electrician has been at our site and has conducted a thorough inspection around the pool and did not find conclusive evidence of a grounding system.  They need to ensure that the pool is properly grounded, and will need to cut a small area on both sides of the pool, on the concrete slab (they will repair it).  This has to be done in order to investigate and confirm that there is a grounding system that wraps around the entire pool and connects back to the electrical panel. This work has to be done, and if they do not find a proper ground during the upcoming inspection, they may need to take further action, we will update you more once they have completed that inspection.
 
The county needs a letter from a licensed electrician, confirming that our community pool is safe for all.  This is what's currently pending, we are waiting on the electrician to fit us into his schedule.  As a reminder, this bonding wire is something that is installed when the pool was originally built. 
 
To reopen the pool and obtain the permit, we must proceed and do what is necessary within this process.

Update Community Pool
As you know the county has requested several items.  In the process when submitting the documentation based off their report, they have come back and asked that an electrician needs to confirm with an official letter that that the bonding wire around the pool exists and that it was installed correctly. 

This is something underground that is done when the pool was originally constructed.  The electrician would need to remove the ladder and handrails of the pool to see if he is able to see anything. 

If he is unable to, he would need to break a piece of the deck around to inspect and verify.   To reopen the pool and obtain a permit, we must proceed and do what is necessary within this process.

Una actualizacion sobre nuestra piscina comunitaria.  Como usted sabe, el condado ha solicitado varios articulos.  En el proceso de presentacion basada en su informe, regresaron y pidieron que un electricista debe confirmar con una carta oficial que el cable de conexion alrededor de la piscina existe y que se instalo correctamente.
 
Esto es algo subterraneo que se hizo cuando construyeron la piscina originalmente, el tiene que verificar que si esta echo para enviar la carta al condado. 
 
Si no lo puede ver durante la inspecsion, entonces tendra que romper un pedazo de la plataforma para inspeccionarla y verificar.  Para reabrir la piscina y obtener un permiso, debemos proceder y hacer lo necesario dentro de este proceso.

Update - Pool Closure

Hello Neighbors –

As you are all aware, the county temporarily closed our community pool as of Friday May 10, 2024. 

The annual inspection report that included several violations, have already been addressed and completed by end of June 2024

However, the inspector’s report concluded that the pool should have never been reopened due to the pending violation for the resurfacing of the pool work that had been done back in 2022 without a permit.

This circumstance has affected us all, and we are hopeful that the original vendor (who performed the original work back in 2022) will be able to help us obtain the proper permit/s needed.  This vendor is responsible for obtaining this permit.  We are waiting to hear back from the vendor with updates and to help expedite this process.  Once the permit has been obtained, the county’s inspector will need to return and reinspect for approval.

We apologize in advance for any inconvenience this has caused, as it is out of our hands and affecting us all.  Please know that our main priority is to ensure that the pool meets all safety criteria before it can be reopened. 

In addition, we will be taking advantage of the down time to fix the fences and doors of the pool area and replacing the locks to address the matter of electronic key cards that have shown to be defective.  This alternative will allow everyone to receive a new key as well as the distribution for the new bathroom keys.

Como todos saben, el condado cerró temporalmente nuestra piscina comunitaria a partir del viernes 10 de mayo de 2024.

El informe de inspección anual que incluía varias infracciones ya se abordó y completó a fines de junio de 2024.

Sin embargo, el informe del inspector concluyó que la piscina nunca debería haber sido reabierta debido a la infracción pendiente por el trabajo de repavimentación de la piscina que se había realizado allá por 2022 sin permiso.

Esta circunstancia nos ha afectado a todos y tenemos la esperanza de que el proveedor original (que realizó el trabajo original en 2022) pueda ayudarnos a obtener los permisos adecuados necesarios.  Este proveedor es responsable de obtener este permiso.  Estamos esperando recibir noticias del proveedor con actualizaciones y ayudar a acelerar este proceso.  Una vez que se haya obtenido el permiso, el inspector del condado deberá regresar y volver a inspeccionar para su aprobación.

Pedimos disculpas de antemano por cualquier inconveniente que esto haya causado, ya que está fuera de nuestras manos y nos afecta a todos.  Tenga en cuenta que nuestra principal prioridad es garantizar que la piscina cumpla con todos los criterios de seguridad antes de que pueda reabrirse.

Además, aprovecharemos el tiempo de inactividad para arreglar las vallas y puertas de la zona de la piscina y sustituir las cerraduras para solucionar el problema de las tarjetas electrónicas que han demostrado estar defectuosas.  Esta alternativa permitirá que todos reciban una nueva llave así como la distribución de las nuevas llaves del baño.

COMMUNITY & ARCHITECHTUAL STANDARDS

Homeowners who wish to make improvements or perform maintenance to the outside of their property, an architectural modification request form must be submitted to our management company for review by the board.

This form must be submitted and approved before any work starts.

To avoid unnecessary delays to your request please provide as much detail as possible regarding the changes or work which will be done as well as any surveys or pictures which can help document your request.

The form may be download under "Docs" on this website or you may contact YCL Management to provide this form to you.

Propetarios que deseen realizar mejoras o realizar mantenimiento en el exterior de la propiedad, se debe enviar un formulario de solicitud de modificacion arquitectonica a YCL Management para que la junta lo revise.

Este formulario debe enviarse y aprobarse antes de que comience cualquier trabajo.

Para evitar demoras innecesarias en su solicitud, proporcione tantos detalles como sea posible sobre los cambios o el trabajo que se realizará, así como cualquier encuesta o fotografía que pueda ayudar a documentar su solicitud.

2024 Monthly Dues

Lago Mar Townhomes monthly dues as of February, 2024 is $150.00 which is due on the 1st of each month.  

Payments will be considered late if received after the 15th of the month and will incure a late charge of $10.00.

If you encounter a situation where you will be unable to meet this deadline, please do not ignore your obligation.

2024 Board Meetings
Note: Meetings will be held every other month on the Third Wednesday @ 6:30PM

Confirmed Meeting notices are posted at least forty-eight (48) hours prior to the meeting on the bulletin board near the entrance of the pool area.
Changes in days or times and cancellations may occur.

Lago Mar Pool Temporarily Closed

The report is currently under review to correct the issues that were found. Unfortunately, at this time there is no time frame as to when the pool will be reopened.

We apologize in advance for any inconvenience this may cause.

Our main priority is to ensure that the pool meets all safety criteria before it can be reopened. 

In addition, we will be fixing the fences and doors of the pool and replacing the locks to address the matter of electronic key cards that have shown to be defective.

This alternative will allow everyone to receive a new key as well as the distribution for the new bathroom keys.
